What frontage actually costs
Two identical houses on the same estate can price twenty percent apart. Almost all of that gap is what the house faces.

Frontage is the most under-discussed variable in estate pricing. Buyers arrive with a bedroom count and a budget; they leave having paid for a view.
In our demonstration book, the strongest water-and-fairway stand carries a materially higher figure than a comparable internal stand with the same floor area, the same finish level and the same architect. The building is not what changed.
The practical implication for sellers is that internal stands need to compete on something else — usually finish, sometimes plan, occasionally just honesty about price. The implication for buyers is that a premium paid for frontage tends to hold, while a premium paid for finish tends not to.
