Reading a release
Development stock does not behave like resale stock. Knowing which phase you are buying changes the arithmetic.

A phased release is a sequence of prices, not a price. Phase one is usually cheapest and least certain; the last phase is usually dearest and most photographed.
The show house is a marketing instrument, not a specification. Ask what is standard, what is an upgrade, and what was built purely for the shoot.
Transfer timing matters more than most buyers expect. A twelve-month build window changes your bond arithmetic even if the price never moves.
